Q: What is fractional ownership?
A: Fractional ownership is portioned equity ownership of a property. Each owner has a number of weeks of occupancy attached to his/her purchase of the vacation home. At Lakeside at Rocky Crest when you purchase a fraction of a vacation home, you will be entitled to occupy the home certain fixed weeks during the golf season and a number of rotating variable weeks throughout the rest of the year depending on the size of ownership fraction you purchase. Fractional ownership is the fastest growing segment of the real estate industry and makes real sense for vacation properties that are not used as full time residences. Taxes, maintenance and upkeep of the vacation home is shared among the owners through condominium fees and like all condominiums, an owner can sell their ownership whenever they want for whatever price they want.

Q: What are the advantages of fractional ownership?
A: With fractional ownership you own a condominium home in partnership with other owners who share the costs with you. At a vacation community like Lakeside at Rocky Crest, you also get a complete vacation experience with all the fabulous community services and amenities as part of your ownership segment. Maintenance and upkeep is looked after for you by an experienced year-round staff. Each home comes fully-decorated, furnished and equipped with everything you need for a fabulous vacation. All you need to do is bring your personal belongings, which can be stored in a private locker when you’re not there.

Q: How does fractional ownership differ from time share?
A: With fractional ownership, purchasers get title and a deeded interest in their property. It is purchased and sold in the same way as any real estate. It can be willed to your children, used as equity. With time share, purchasers do not obtain title to the property and only have ownership of 'points' or 'weeks' which cannot be sold as traditional real estate.

Q: Can I own more than one fractional interest?
A: Absolutely. You can purchase as many fractional interests as you want, up to and including full year-round ownership of your property.

Q: Can I choose whatever time periods I want?
A: Each fraction you buy has time slots attached with predetermined fixed weeks during the golf season and rotating variable weeks during the rest of the year.

Q: Is there an ability or opportunity to trade or exchange my fractional segment with other similar properties in North America or throughout the world?
A: Once the Condominium is registered, the Board of Directors of the Condominium may enter into an external resort- to- resort type exchange program with one or more companies.

Q: What financing options are available for the purchase of any fractional ownership at Lakeside at Rocky Crest?
A: You can use your own bank or we can assist you with your financing requirements through major financial institutes who are familiar with our offering and have local, knowledgeable representatives.

Q: Does my deposit earn interest?
A: Yes, at the rate established by THE CONDOMINIUM ACT.

Q: When can I expect to take occupancy of my Lakeside at Rocky Crest vacation home?
A: Occupancy of Phase 1 commences April 2007. Phase 2 is anticipated for Spring 2008.

Q: Can I give my fraction to friends and family if I’m not using it?
A: Yes and your guests can enjoy the same community amenities and services as you would if you were here.

Q: Can I rent out my fractional to others?
A: Yes, owners may rent (or lend) their fraction to family, friends and others.

Q: Can I bring our family pet to our Lakeside vacation home?
A: Yes, at Lakeside at Rocky Crest there are designated vacation homes that welcome pets.

Q: Do I have to know the other owners of my vacation home?
A: No. Very few people know the other owners before they purchase and because there is no overlap in fractional usage; people often go from year to year without meeting their equity partners. However, through Rocky Crest member events we hope you'll meet your neighbours on the golf course where long-term friendships often form.

Q: Do I have to furnish or decorate my vacation home?
A: No. Your home at Lakeside at Rocky Crest is beautifully furnished and fully-equipped with accessories, cooking utensils, appliances, china, silverware and all linens. At time of purchase you have your choice from two distinct and beautiful décor schemes, The Lakeside Collection and The Woodland Collection. Both décor schemes can be seen at our Sales Centre in Muskoka.

Q: Is patio furniture and a barbeque also included in the purchase price?
A: Yes. Each vacation home at Lakeside features top quality, décor matched outdoor furniture and a top quality propane barbeque.

Q: What happens if things get broken, lost or need replacement?
A: A reserve fund will be established as part of the common element budget. This will be included in the monthly maintenance fee and will be used, as required, to replace or repair broken or lost items.

Q: Can I bring my own furniture and accessories to my vacation home?
A: Yes and no. Your vacation home at Lakeside at Rocky Crest has been designed to a level of luxury and comfort befitting the best-of-the-best vacation retreats. It is also furnished and accessorized to a very high standard. That said, you may want to bring some personal framed photographs and accessories and store them in your locker when you are not there.

Q: Does my vacation home at Lakeside have heating and air conditioning?
A: Yes. Unlike many 'traditional' Muskoka cottages, your Lakeside vacation home is equipped with state-of-the-art heating and air conditioning, providing full four-season comfort.

Q: Are there housekeeping services available at my Lakeside vacation home?
A: Your home is cleaned on a weekly basis. As well, each home receives an annual deep clean. Additional housekeeping can also be arranged at an extra cost.

Q: What maintenance charges and property taxes will I have to pay on my vacation home?
A: Maintenance fees and property taxes will vary depending on the unit type and fractional segment you purchase. Ask your Sales Representative for details specific to your home.

Q: Is there warranty on my Lakeside vacation home?
A: Yes. As a commercial condominium, Lakeside at Rocky Crest will be built in accordance with the Ontario Building Code. Additionally, purchasers will be provided with all warranties obtained from supplies and vendors' warranty for one full year on materials and construction.

Q: If I have any other questions who can I get answers from?
